Vastu Shastra is a traditional Indian system of building orientation. Whether or not you follow it, it shapes demand and resale in most Indian cities, so it is worth understanding.

Plots and land
Square or rectangular plots are preferred over irregular shapes; a plot that widens towards the north-east (called gaumukhi or simhamukhi depending on the shape) is considered favourable. A gentle slope towards the north or east is auspicious, as is a road on the north or east side. Plots with a cut north-east corner are the ones most often rejected outright by Vastu-following buyers, which matters for resale even if you do not follow it yourself.
How much weight should you give it?
Two things are true at once. Much of Vastu maps onto practical building sense in the Indian climate: north and east light is gentler, a south-west master bedroom stays cooler in the afternoon, and keeping the kitchen away from the bedrooms is simply comfortable. At the same time, a Vastu "defect" can be corrected far more cheaply than most buyers assume — the usual remedies are mirrors, colour, lighting and moving furniture, not demolition.
The commercial reality is that east and north-facing homes command a premium of a few percent and sell faster in most Indian cities, while south-facing homes are discounted. If you are indifferent to Vastu, that discount is an opportunity; if you plan to resell within a few years, factor the smaller buyer pool into your decision.

Does the flat's facing or the building's facing matter?
For an apartment, practitioners look at the direction the flat's own main door opens towards, not the building's gate. Our listings record both the property facing and the main-door facing.
Can a Vastu defect be fixed?
Most are addressed without structural change — repositioning the kitchen platform, relocating heavy storage to the south-west, mirrors on specific walls, or keeping the north-east light and uncluttered.
Is Vastu the same as Feng Shui?
No. Both concern orientation and energy, but Vastu is an Indian architectural tradition with its own directional logic; Feng Shui is Chinese and uses a different framework.
